69 North Pearl Street

This nineteenth century, 20,000 square foot, four-story structure in downtown Albany is being converted from an old theater and commercial space into a mixed use building housing a new restaurant, bar and night club on the lower floors, with loft style apartments on the upper floors overlooking both North Pearl Street and Broadway.


The existing concrete, steel, timber and masonry structure is being analyzed for the new anticipated loading, and the proposed dance floor structure will be stiffened to minimize possible vibrations. Penetrations will be made in both the floor systems and masonry walls to accomodate new stairways, an elevator shaft, and new windows.

Ryan Preston is managing this project, currently in the design phase, with construction scheduled to begin in Spring 2008.
